Yasser Abdallah Developments (YAD) has completed the basement roof slab at Nova 1, the first phase of its Nova Square Business Complex in New Narges, New Cairo, marking a key construction milestone and paving the way for work on the upper floors.
The basement is fully dedicated to project services and includes a mechanical parking system with a capacity of approximately 300 vehicles, designed to accommodate the needs of the complex’s commercial, administrative, and medical activities.
Eng. Yasser Abdallah, Chairman of YAD, described the completion of the basement roof as a major milestone, following some of the most challenging and costly construction stages, including piling, excavation, foundations, columns, and basement walls.
He explained that the project’s progress above ground will allow clients and investors to follow construction more clearly, noting that actual execution rates have become a key factor in purchasing and investment decisions, alongside prices and payment plans.
Strategic Location in New Cairo
Nova Square is located on Gamal Abdel Nasser Axis in New Narges, with a second frontage overlooking the Narges district. The project is within minutes of the German University in Cairo, South 90th Street, the American University in Cairo, Al Rehab City, and the Ring Road.
It serves surrounding residential areas, including Old Narges, New Narges, Narges Villas, Lotus, and Andalus, benefiting from existing population density and commercial activity in the area.
Diverse Investment Opportunities and Unique Facilities
The project covers approximately 9,150 square meters of land, with a total built-up area of around 38,400 square meters. It offers retail shops, administrative offices, and medical clinics, with retail units starting at approximately 20 square meters and administrative and medical units from approximately 34 square meters.
Nova Square also features a dedicated gold market for goldsmiths and traders, alongside the “Champs-Élysées Promenade,” spanning approximately 1,500 square meters and connecting the project’s buildings. The promenade will include restaurants, cafés, and various amenities.
Specialized Partners and Execution-Focused Strategy
YAD has appointed Sabour Engineering Consultants for engineering supervision and Asaad Salama Construction Consultants for design. The company is also working with Incommercial on management and operation, while e& is responsible for the project’s technological infrastructure.
Abdallah said the company’s strategy prioritizes accelerating construction in line with sales, emphasizing that a project’s strength depends not only on its design, location, and payment plans, but also on the developer’s ability to turn these elements into a tangible development.
“We believe that the best marketing message for any project is its execution. The further the project progresses on the ground, the greater the confidence of clients and investors,” he said.
