EFG Hermes has acted as the Sole Financial Advisor and Bookrunner on a USD 265 million syndicated financing package for ADD Properties, a member of Sami Saad Holding, to support the company’s expansion plans and investments in Egypt’s hospitality sector.
The landmark financing deal brings together leading international development finance institutions and major regional and domestic banks, making it one of the largest foreign-led debt financing facilities executed in Egypt’s hospitality and tourism sector in recent years.
The financing syndicate includes the European Bank for Reconstruction and Development (EBRD), the International Finance Corporation (IFC), Emirates NBD Egypt, and the National Bank of Egypt (NBE).
The EBRD acted as Initial Mandated Lead Arranger and Bookrunner, while IFC served as Mandated Lead Arranger. Emirates NBD Egypt took the roles of Mandated Lead Arranger and Global Facility Agent, while NBE acted as Mandated Lead Arranger and Local Facility Agent.
The participation of leading international development finance institutions alongside major commercial banks reflects international lenders’ confidence in Egypt’s tourism sector and highlights EFG Hermes’ capabilities in structuring complex financing arrangements.
Financing to Support Grand Hyatt Development and Hotel Acquisitions
The USD 265 million financing package is designed to support ADD Properties’ expansion across key cultural and resort destinations in Egypt.
A major portion of the financing will be allocated to the development of the Grand Hyatt hotel in West Cairo, which will feature more than 400 rooms overlooking the Grand Egyptian Museum and the Giza Pyramids.
The package will also support the strategic acquisition of hotel assets associated with Hyatt Regency Cairo West and Hyatt Centric Cairo West, in addition to funding refurbishment works and capital expenditure across the group’s existing hospitality portfolio in Hurghada.
The transaction also includes refinancing existing hospitality-related debt to optimize the group’s capital structure.

Maged El Ayouti, Co-Head of Investment Banking at EFG Hermes, said the company was proud to serve as Sole Financial Advisor and Bookrunner on the transaction, which reflects the strong growth prospects of Egypt’s tourism and hospitality sector and international lenders’ confidence in the market.
He added that the participation of the EBRD and IFC, alongside Emirates NBD Egypt and the National Bank of Egypt, demonstrates EFG Hermes’ ability to structure and execute sophisticated financing solutions tailored to clients’ strategic objectives.
El Ayouti noted that the transaction reflects the company’s confidence in tourism as a cornerstone of Egypt’s economic future, while supporting the development of hospitality infrastructure through the Grand Hyatt project and further investments in established Red Sea destinations.
He also emphasized that the deal reinforces EFG Hermes’ position as a leading financial advisor for complex financing transactions across the region.
The financing arrangement highlights the role of investment banking in connecting regional companies with international development finance institutions and commercial lenders. By mobilizing international and domestic capital for Egypt’s hospitality infrastructure, the transaction is expected to support ADD Properties’ corporate strategy, national economic development, and tourism expansion.
