XESTATE has begun handing over units at its XPlaza project in Yasmeen 4, First Settlement, New Cairo, marking the transition from construction to actual operations.
Owners of clinics, administrative offices, retail outlets and other businesses are preparing to launch their activities ahead of the project’s official opening, expected soon.
The company specialises in commercial real estate development in New Cairo, focusing on mixed-use projects that combine retail, administrative and medical activities. Its management and operations team continues to oversee projects after handover to help maintain quality and commercial performance over the long term.
XPlaza Combines Retail, Medical and Administrative Activities
Located in Yasmeen 4 near El-Sadat Axis, XPlaza comprises six levels. The second basement is dedicated to parking, while the first basement includes retail units and a hypermarket. The ground and first floors accommodate retail outlets, and the second and third floors are designated for medical clinics and administrative offices.
The project features elevators and escalators, 24/7 surveillance cameras, fire-suppression systems, backup generators, dedicated parking facilities, water tanks and regular maintenance programmes.
XPlaza is also located near Nile International School, Manchester International School and Petro Sport Club, with access to North 90th Street and Mostafa Kamel Axis.
Yahia Youssef, Co-Founder of XESTATE, said the start of unit handovers marks a new milestone for the project, allowing doctors, engineers, business owners, office operators and other professionals to begin their activities at an integrated commercial and administrative destination.

XESTATE Advances XSquare and XFive Projects
XPlaza builds on XESTATE’s experience with XMall, which is already operating in the El-Banafseg 10 area of First Settlement, near Royal British International School and the El-Sadat and Mohamed Naguib axes. XMall hosts brands including Second Cup, Uncle Sameer, Dice and Avanti, and also houses the company’s headquarters.
Meanwhile, construction continues at XSquare in the Violets area, featuring a food court, a dedicated children’s area, retail outlets, administrative offices and medical clinics.
Work is also progressing at XFive in the South Academy area of Fifth Settlement, the largest project in XESTATE’s portfolio. The development combines retail, administrative and medical activities, alongside a food court and parking facilities spread across three levels.
