Arclyn Developments announced the payment of 86% of the land value for “Metrova” project in MU23 district at the New Administrative Capital, prior the project’s official launch to clients, which reflects the company’s strong financial solvency and unique commitment to its first project in the Egyptian real estate market.
Eng.Yasser El Prince, Chairman of Arclyn Developments, said that the company has a clear plan and strong financial solvency that enhances its investment plans, noting that this significant portion of the land price was paid through self-financing, emphasizing the importance of a real estate company possessing strong solvency to ensure client loyalty.
He pointed that entering the Egyptian real estate market requires a vision that goes beyond simply seizing investment opportunities, that includes the ability to identify the appropriate real estate product for each location, understand the needs of target segments, and develop projects with clear competitive advantages.
He emphasized that the company’s success in paying the land in “Metrova” project is one of its initial steps in translating its strategy into projects based on clear commitments, reflecting its focus on prioritizing its investments since entering the Egyptian market.
He added that the company aims to establish a real estate entity based on long-term planning, by studying available opportunities and prioritizing investments according to a comprehensive development vision.
He clarified that building a sustainable real estate brand depends on a clear investment direction and the ability to translate it into projects that reflect real value in the market.
He explained that Arclyn Developments is launching with an Egyptian-Emirati investment partnership, which represents one of the main pillars of the company’s strategy, as this partnership allows for combining diverse experience in investment, development, and implementation, thus widens the scope when studying opportunities and making investment decisions.
He pointed that the company treats each project as an opportunity to build real estate value that aligns with the location and intended uses, noting the importance of integrating the investment vision with planning and development, enabling the creation of projects with a distinct identity rather than relying on replicating similar real estate products.
Mohamed Wahdan, Chief Commercial Officer of Arclyn Developmens, said that “Metrova” project represents the company’s first project in Egypt, and its location at MU23 district in the New Administrative Capital was chosen for this mixed-use development, which combines commercial, administrative, medical, and hospitality activities, offering a diverse range of uses within a single real estate destination.
He added that developing a mixed-use project requires a business vision that begins at the planning stage, which includes defining the nature of the product and the targeted segments, as well as studying the relationships between the various activities within the project, which helps in building a comprehensive vision that aligns with the site’s characteristics and serves the objectives that clients and investors seek to achieve.
He noted that the company’s philosophy in developing real estate products is based on the principle that competition is not solely determined by the project’s location or the size of the units offered, but rather by the clarity of its identity and its ability to deliver a product that meets market needs.
From this perspective, the company is working to refine the business vision for “Metrova” project, ensuring integration between the different uses and defining the project’s market presence.
He assured that “Metrova” project represents the company’s starting point in the Egyptian market, within a direction that aims to provide diverse real estate products that’s based on studying the available opportunities and determining the requirements of each project independently.
